Home » Domestic Scaffolding Services
When constructing a property or renovating an old one, many safety rules and regulations must be followed to ensure safety. All necessary precautions must be followed on the site to reduce the risk of falls, slips, or instabilities when working on the project.
To tackle such concerns, domestic scaffolding services become necessary so the workers can reach maximum heights without compromising safety. But one thing that is even more important than the scaffolding itself is the contractor company that is actually building it.
OX Scaffold Ltd are the ideal and trustworthy contractors, building high-quality domestic scaffoldings for years. They have developed the skill set, knowledge, and experience to distinguish themselves over time, and possess the ability to let you complete your project at any height with the scaffolds they make.
We at OX Scaffold Ltd use several scaffolding components to ensure the safety and longevity of the scaffolding structure.
It is important to note that we may have to use different types of scaffolding components for different projects and their nature. Our expert engineers finalise this, making a custom scaffolding design and using components accordingly for each project.
This is the question we get asked more than any other on domestic work, and the honest answer is: partly.
Yes, a neighbour can refuse to let scaffolding stand on their land or garden. You have no automatic right to go onto someone else’s property, and if they say no, putting a scaffold up anyway is trespass.
But refusal is not necessarily the end of it. The Access to Neighbouring Land Act 1992 lets you apply to the County Court for an access order allowing temporary entry onto a neighbour’s land. The court weighs your need to do the work against the disturbance to them, and it can grant access where the work genuinely cannot be done any other way.
The limit is important and catches people out. The Act covers preservation work only — repairing a roof, a wall, guttering, drains, pipes, or dealing with a dangerous tree. It does not cover improvements or development. If you are building an extension and need scaffolding on next door’s land, the Act will not help you unless the work also involves repairing something that is already there.
In practice, almost every one of these is solved with a conversation rather than a court. Most neighbours say yes if they are asked properly, told the dates, and given an assurance that the garden is protected and put back as it was. We do that as a matter of course — boards down, planting protected, and the ground left as we found it. Where there is genuinely no agreement, we will design the scaffold to stay within your boundary if it can be done safely, even if that means a more complicated and slightly dearer structure.
Worth saying plainly: we are scaffolders, not solicitors. If a neighbour dispute is heading towards a court application, take proper legal advice.
A scaffold is designed to a duty class under BS EN 12811-1, which sets the load it may carry per square metre. On domestic work the two that matter are:
| Class | Load | What it is for |
|---|---|---|
| Class 2 | 1.5 kN/m² | Light duty — painting, rendering, gutter and fascia work |
| Class 3 | 2.0 kN/m² | General purpose — most trades, re-roofs, light material storage |
| Class 4 | 3.0 kN/m² | Heavy duty — masonry, blockwork, stone slate |
Class 3 is roughly 200kg per square metre; Class 4 is 300kg. The class is recorded on the handover certificate and must not be exceeded. It is also why two quotations for the same house can differ by hundreds of pounds — a Class 2 scaffold uses less material than a Class 4. If your roofer is loading salvaged stone slate onto the platform, a Class 2 scaffold is the wrong scaffold. Tell us what is going on it and we will spec it properly.
Under the Work at Height Regulations 2005 a scaffold must be inspected by a competent person before first use, then at intervals of no more than seven days, and again after anything that might have affected its stability — a gale, an impact, or any alteration. Each inspection has to be recorded.
The part homeowners rarely realise: once the scaffold has been handed over, the duty to arrange those weekly inspections sits with whoever is using it, not with us. If you have a builder or roofer on site, that is them. If you are doing the work yourself, it is you.
We do the handover inspection and tag the scaffold, and we are very happy to carry out the weekly inspections as part of the hire — most of our domestic customers ask us to, because realistically nobody else is going to. Just agree it with us rather than assuming. And the tag on the end of the scaffold is a supplementary check, not the statutory record.
Do I need planning permission for scaffolding?
No. Scaffolding itself does not need planning permission. What it may need is a highway licence if it stands on the pavement or road, and conservation or listed building consent is about the work you are doing, not the scaffold.
Will it damage my garden or driveway?
It should not. We board out over lawns and soft ground to spread the load, protect planting, and lift block paving rather than running a loaded wagon across it where we can avoid it. Tell us what you are worried about before we arrive rather than after.
Can it go up without me being there?
Usually yes, if we have been and looked first and access is agreed. That is why the free site visit matters.
Is my house insured while it is up?
We carry public liability insurance and the scaffold stays our property. Do tell your home insurer the scaffold is there — some policies have conditions about it, particularly around security, because a scaffold is also a ladder to your first floor. We can fit anti-climb measures and remove or secure the bottom ladder.
What if the job overruns?
Ring us and we will extend it. The hire period in your quotation is what you have been charged for, so an honest programme at the start costs less than a short one plus extensions.
Do you take it down at short notice?
Usually within a few days. We would rather collect it than leave it standing and charge you for it.

For most work above about two metres, yes. The Work at Height Regulations 2005 require the work to be properly planned and the right equipment used, and for anything lasting more than a short period a scaffold is usually the only practical way to give safe access with somewhere to stand and stack materials. A tower or a ladder can be right for a quick inspection or a gutter clean; they are not right for a re-roof. If you are not sure, tell us what the job is and we will say honestly whether you need us.
Two things tell you. First, the scafftag on the access point: a green tag means the scaffold has been completed, inspected and handed over, so it is safe to use. A red tag means it is incomplete or has been taken out of service and nobody should be on it. Second, the handover certificate we issue before anyone else goes near it. After that, the Work at Height Regulations 2005 require the scaffold to be inspected at intervals not exceeding seven days while it is in use, and again after anything likely to have affected its stability — high winds, an impact, or an alteration.
There is no legal limit, but there are two practical ones. The hire period is a real cost, so a scaffold standing idle is money you are spending for nothing. And if any part of it is on the public footway, the licence from the highway authority runs for as long as the scaffold does — in Oxfordshire that is billed monthly, so an overrun costs more in fees as well as hire. We size the hire period to the actual programme and take it down when you are finished rather than leaving it up.
